New terms and specifications for the construction of residential buildings in Saudi Arabia

Requirements for the construction of residential buildings, applied to new construction permits in Saudi Arabia

I announced Ministry Municipal and Rural Affairs and Housing in Saudi Arabia on new conditions for residential buildings(Link to the file from the Ministry’s website).

It includes commitment to building ratios of 75% for villas and 65% for residential buildings. These are new updates to the requirements for constructing residential buildings by providing a set of facilities in construction work to meet the aspirations of beneficiaries, according to the ministry’s statement.

The building percentage on the ground floor and first floor of residential villas will be from 70% to 75%, and the floors in residential villas must be separated so that each floor is a separate residential unit with an independent entrance, provided that a parking space is provided for each residential unit within the property boundaries.

It also imposed adherence to the design requirements and standards contained in the car park design guide issued by the ministry. External stairs, car entrances and ramps must be within the property ownership boundaries for all buildings, except for residential villas, not exceeding the width of the sidewalk.

The updates also required treating the facades in accordance with the urban code of the area in which the building is located.
